Ability Apartments are designed to achieve Liveable Housing Australia’s Platinum design certification. The apartments feature smart home technology, completely accessible bedrooms and balconies, open plan living rooms, and customisable kitchens and bathrooms. Overnight onsite support is a key feature of Ability Apartments, allowing residents to maximise their independence, lifestyle and privacy. Apartments can be fully automated as needed, including an emergency communication system that tenants can use to contact support staff.

Ability Apartments are designed to accommodate people with disabilities and High Physical Support needs. Our locations have been thoughtfully chosen to ensure that our residents have the opportunity to enjoy a sense of connection to the local community. In all instances, everything you need to make life more simple is within easy access to your doorstep, including nearby train stations, local cafes, medical services and excellent shopping districts. Our apartments have been custom-designed and meticulously built to platinum SDA standards to accomodate assitive technologies and supportive infrastructure like ceiling hoists and accessible bathroom facilities. In each of our buildings, a dedicated  apartment has been allocated to the resident care team who are on hand to provide high-needs physical support at all times.

What is platinum level and high physical support?

High Physical Support refers people with complex support needs who are likely requiring wider access and greater allowances for hoists and other equipment.

State-of-the-art design features meet the NDIS Specialist Disability Accommodation certification for High Physical Support as well as Liveable Housing Australia’s Platinum design level certification High Physical Support certification under the NDIS Specialist Disability Accommodation guidelines.

onsite overnight support​

Support staff are onsite in their own dedicated apartment 24 hours per day to assist tenants whenever needed. They are contactable via device, personal fob pendant, wall buttons or voice automation.

smart home technology

Home automation enables tenants to maximise their independence and privacy. Personal devices can be programmed to control lights, blinds, windows, doors, air conditioning, and intercoms.

A two way speaker/microphone system is mounted in the ceiling allowing for voice activated communication between tenants and support staff, while motion and heat sensors can be programmed to alert support staff.

All apartments are equipped with emergency power backup.

Am I eligible for an Ability Apartment?

NDIS Participants are often unaware that they may be eligible for Specialist Disability Accommodation (SDA) in one of our Ability Apartments. Funding can be allocated from a specialised NDIS Plan to subsidise suitable living options for high support need tenants. There is a detailed application process that needs to be completed through the NDIS itself for this type of accomodation but that process can run in parallel with our direct application process. It’s really quite simple to express your interest in one of our properties by completing our Guide to Eligibility

In order to apply for an Ability Apartment, participants must be over 18 and on the NDIS, have a very significant physical impairment with complex support needs, have planned 1:1 supports for more than 5 hours per day, have a goal to live more independently including using assistive technology and fill out and submit the NDIA Home and Living Form.
